Alta Development is a South-Florida based real estate joint venture development firm, who principal Henry Pino, have been involved in some of the most noteworthy additions to the South Florida real estate landscape, with current projects such as Le Parc at Brickell, Baltus House, One Paraiso, Neovita, The Mile and past projects such as 900 Biscayne, Quantum on the Bay, Metropolis at Dadeland, The Vue and Camden Brickell among others. These properties have been ahead of the curve from the start of each project – often leading the way for future development in the areas and neighborhoods they occupy. Henry Pino, Principal

Since 1997, Henry Pino, as founder and owner of Strategic Properties Associates Group, has been creating a reputation of excellence and will now continue to do the same as an Alta partner. From his work in new business development, financing, and negotiations to his skill in overseeing design, architecture, construction and other aspects of daily operations, Mr. Pino delivers results. Throughout his career, he has shown a talent for handling complex, large-scale, and non-traditional projects with flawless precision. Whether it be a multi-family development with 1200+ units and 112,000 square feet of retail space, converting a challenging rental property to condominiums, or selecting prime sites for urban infill mixed-use projects, Mr. Pino’s passion for real estate and strict attention to detail has ensured a positive outcome every time. Additionally, Mr. Pino is highly experienced in the upper-level functions of real estate development, often working hand-in-hand with lenders and investors, as well as government and neighborhood officials to maximize outcomes for all involved. It is this precise attention to detail and versatility with numerous different project types that Mr. Pino brings to Alta Developers to position the firm’s projects as some of the most forward-thinking in the market.

PATRICIA O. ESPINOSA, ESQ. Executive Vice president

Patricia O. Espinosa, Esq. has been an attorney practicing in Miami, Florida for the past 23 years in the areas of corporate and business law. She received a Bachelors of Business Administration and Juris Doctorate degrees from the University of Miami. During her years in practice, Ms. Espinosa represented numerous high profile corporate and development companies. She joined Alta Development as in House Counsel and Executive Vice president . She currently resides in Miami, Florida with her husband and two daughters.

Jonathon Pavlov Executive Vice President of Acquisitions and Asset Management

Mr. Pavlov is engaged in all facets of Alta’s ground up developments specific to multifamily and mixed-use projects including procuring land acquisition, assemblage, investment underwriting, due diligence, coordinating with internal and external counsel in all facets, coordinating debt and equity sources amongst other areas. Prior to joining Alta, Jonathon was the director of asset management at CGI Merchant Group, a private equity firm based out of Miami, Florida. His key role was managing their Class A mixed-use Fund with over $215M AUM, construction operations and managing all F&B leasing and management agreements for the firms’ hospitality fund. His duties also included initiating revenue-enhancing and cost-savings concepts to maximize investment return, identifying practical and financial feasibility of potential capital expenditures and developments, new lease transactions, reviewing property performance and market conditions, project plan development pre-construction through project completion, cost and schedule analysis, GC negotiations, collaborating with some of the top architects and designers in Miami and Washington D.C. He was also responsible for operating and driving growth in the Nexus Workspaces executive office business and structuring third-party property management agreements amongst other areas. Prior to joining CGI, Mr. Pavlov worked with The Easton Group and NAI Miami in the commercial brokerage and asset management divisions, where he was responsible for financial analysis, investment underwriting, asset management, lease structuring, property management oversight, commercial brokerage in office and retail, and landlord and tenant representation. Mr. Pavlov’s experience has built a strong background in private equity, distressed assets and owner representation for large institutions and high-net worth individuals. Mr. Pavlov earned a bachelor’s degree of business administration in finance and real estate from FIU and a Master of Science in International Real Estate focused on real estate investment and private equity from the FIU Hollo school or real estate.
